Braemar Carriage Home Braemar Property Values:  March-April 2015 (Carriage Series)

Braemar is in bloom.  The neighborhood is awash in the colors of spring.  It's no wonder home owners love to sell this time of year.  This is the peak of curb appeal.  Speaking of curb appeal, let's take real estate.

This Braeamar Property Value Report will cover the sales of Braemar Carriage homes in the months of March and April.    Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale.

There were four Braemar Carriage homes that sold between the beginning of March and April.  Three were three bedroom models on the upper level, one had four bedrooms on the upper level.  The final sold prices ranged from $359,900 to $400,000.  The average of all four gives us our new average market value for Braemar Carriage homes of $381,700.  That represents an increase of slightly over 1% since last report and nearly a 23% increase in value since last year.

Braemar Property Values: March-April 2015 (Carriage Series)

If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect Flowers in front of the Braemar Clubhouseit to be under contract in a little over one week.  You could also expect a buyer to ask for an average of about 1.5% of the sales prices in closing cost help.

The next Braemar Property Value Report will be out in July and will detail sales from May and June. Until then, when you are ready to sell your Braemar Carriage home, give me a call.  I've been a Braemar resident and full-time Bristow Real Estate Agent since 2005.  I can get your Braemar home sold for the maximum amount of money in the shortest period of time. And most importantly...No One Knows Braemar Better!

Beth:  I can't keep Braemar Carriage homes on the market very long.  They are always in demand.

Chris Ann, there are a lot of the Carriage style homes in the Chicago area. Around here they've been revived, but what's being called a carriage home is a garage the a short walk up stairs to your living space. Actually a great idea for someone not needing a lot of space.
