Getting a Real Estate License

By
Education & Training with Property Investment Wise

A successful real estate agent does an excellent job of combining experience, education, research and people skills. Getting into the industry is fairly easy, but you need to figure out how put all of your skills to work for you. Fortunately, there are tons of real estate training college classes that can help you figure out an effective plan of attack, and when you have a plan, you are well on your way towards real estate success.

Always make sure to pay attention to the following aspects of the real estate industry when getting your license:

Get Educated

One of the most important parts of becoming a qualified real estate agent is schooling. The amount of schooling varies from state to state, but you always have to plan on spending some time in a real estate licence course.

The best way to find out what you need to do is to call your state's real estate commission; they'll give you a rundown on what type of licensing courses are required for where you live.

Make sure to take a pre-licensing course; studies have shown that graduates are much more likely to have success with their exams after taking a pre-licensing class. Some states won't even let you take your licensing exam until you have a minimum number of training hours. Most states allow you to fulfill these requirements online or through a class at a brick and mortar location, so you have a lot of options when it comes to pre-licensing.

Choose A Good Brokerage

The brokerage that you work for can give you a good head start when you first get into the real estate business, but many of them have certain requirements that you'll have to meet. Contact local brokerages in your area, and ask them what you need to do to get a job there. The employees can give you some guidance and pointers. If you're prepared when you call them, they might sponsor you, and this puts you well on your way towards real estate licensing success.

Think of the size and reputation of the brokerage that you are trying to work for. Better firms will have more stringent standards, so don't be surprised when you find yourself having to take extra real estate agent licence classes; the classes are worth it when you end up working for a popular brokerage that gives you extra mentoring and support.

Get Licensed

Licensing requires passing state and national exams. When you get your license, you'll only get it in one state at a time, so if you live near a border, it makes sense to take each state's license test. If you do this, you expand the area where you can work, and you get access to more potential listings and customers.

Some states need a criminal background check, and you should expect to pay around 200 dollars for all your licensing fees; it varies from state to state, but 200 dollars is a good estimate. Remember, real estate is like a business, so you have to be willing to spend money to make money in the long-run.

Be Weary Of Different Testing Providers

In the past, states used to test their candidates themselves, but today, most states outsource their testing providers. The state hires these firms, and then the firms handle the process for them.

This is both a good and a bad thing; when you figure out what agency is doing the testing, you can get a good idea of what type of questions they'll ask by looking at their practice tests. Just make sure you study for the right agency, or you may get thrown some tricky questions that you didn't see coming; states periodically change agencies, so it's up to you to get the latest information about who is providing the test.

Getting a real estate sales licence can seem like a tough task at first, but if you're willing to put in the work, you're that much closer to a great career that offers you a high salary and flexible work hours. Consider your licensing classes to be training for your own business, and once you pass them, you'll be free to build your wealth by doing a job that you love.

Most real estate professionals almost all new people go for broker license. After learning the ropes, they work for themselves.

I guess it depends on what you want to do Sam Shueh.

People getting into the industry want to do all sorts of things, but I agree brokers courses are a common point of entry.

The reality is self employed broker working out of a mailbox or home often lead to failures. That is why we have so many broker-associates here in CA.

The initial brokerage for newbies is important. They teach you the right things.

For experienced the bottom line counts since almost no brokerage offer leads anymore.  The smaller firms keeps everything to the family.

Fair point Sam Shueh.

I recommend that new agents join an association per Sam's suggestion.
