From Ramschackle Roost to Yowzer Wowzer!

I have had a few homes that I have been asked to come out and evaluate prior to listing the home.  One in particular came to mind.  I arrived at the home and everything looked OK on the outside.  The minute that I stepped into the home however, I knew that this was going to be one of "those" conversations.

The problem with the home was basically the amount of "stuff" everywhere and I mean everywhere!  Entire walls covered with pictures, decoratives, loud wallpaper and unusual paint colors!  Excessive amounts of furniture in every room!  Knick Knacks on everything!  I was afraid to turn around for fear of knocking something off.  (I am not using pictures of this home so that no feelings are hurt)

This was going to be one of those delicate conversations that would have to be worded carefully and done with grace.  I always have to step back a moment and recognize that the items in someone's home tell a story about those people.  The myriad of decoratives were most likely very important to them.

The best approach for me is to begin with the discussion of the art of marketing a home.  While we "live" in our homes on a daily basis, when we decide to "sell" our home, we then must take a different approach. I like to use the analogy of how companies will spend a ton of money to market a product. Therefore, we need to at least use some discretion and open mindedness in order to properly market a home.

My next step is to encourage them that by going ahead and packing up the knick knacks, the plate collections, etc. that they are then one step closer to being ready for the big move.  Additionally, I warn them that we certainly don't want any of their collections or prized items to be accidentally broken during a showing.  Most people really respond positively to these statements and are then willing to make the necessary changes prior to listing their home.

This home went from Ramshackle Roost to Yowzer Wowzer by listening to their agent, being open and willing to make the changes and then to follow through on them.  This home sold quickly and for top dollar!  Proper staging, less clutter and a clean home make all the difference in the world!

Paula... haven't we all been there searching for the right words to use with a prospective seller who simply loves their house and decor! I just saw a Facebook post from out god-daughter who is selling her home in Maryland and decluttering, etc. She said that cleaning out her house and attic after 12 years was like going shopping for things she didn't need! How true!

You have to instill in the seller the definition of house and the definition of home.  This WAS a home and now it's a house thats for sale.  pack up everything personal, even the dried flowers on the wall from 1980.

Paula, Your last sentence summed it all up .... "Proper staging, less clutter and a clean home make all the difference in the world!"  Yet, you may not have ended there if you had not started with choosing your words and addressing the situation with grace.  Well done!

Paula I had to chuckle while reading your great post. I've had many of this type of home over the years and most people listen to my advice. Of course when given a choice - do you want to make this much money - or that much money, they get the idea pretty quick.

Paula, I'm sure we've all had homes such as this one. It's important for sellers to separate themselves from their home and look at it as a product they are selling. Your sellers made the right choice by choosing you as their Realtor to get their home sold.

Paula -- I have run into homes like this, and it does take a carefully crafted discussion witht the seller.

Paula, I know what you mean.  A particular client of mine years ago just would not put things up until we looked at a home to buy that had lots of stuff to look at.  As she was admiring their stuff I asked her how much of the home does she remember?  She got it and packed up things right away.

Counseling the seller to declutter, and clean-up is not easy, but you found a very diplomatic way to approach the problem. Congratulations!

Good morning Paula.  I have the direct approach but have learned to soften as I grow in this business.  Can't talk to people like I did when I was a cop.  A soft touch is needed and I'm learning...

Lucky you that they listened. Some never do and pay dearly for it. Congrats on the quick sale.

No Pressure! Ever!

I like what Chris and Dick said.  Their comment about going from a "home" to a "house" was spot on.

I always feel my stomach sink when I walk through the front door and the sights and smells are overwhelming...."oh, no, not another one....."

The moment we want to list and sell...the house is no longer the sellers but some lucky buyers and that is the mindset that has to take place before not during

Think most sellers know when they just have too much stuff. Explaining about removing personal items can be an interesting conversation.

That tough conversation is ignored by too many agents. Either through fear of insulting the seller, or not understanding the importance of staging, I've seen this type of house too many times.  It hurts the seller's bottom line.
