Braemar Property Values:  March-April 2015 (Courtyard Series)

While we've been enjoying spring weather lately in Braemar, the overcast skies and drizzly rain made Braemar Courtyard Home in Bristow, VAtoday a bit cooler.  Driving in the inclement weather was down right unpleasant on the highway, but thankfully, doing the majority of my work in Braemar, I rarely have to hit the highways.

Let's take a look back at the Braemar real estate market, specifically, as it pertains to Courtyard homes.  Of course, if you don't know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

There were two Braemar Courtyard homes that sold between March and April.  A Clarendon model with three bedrooms and two and a half bathrooms for $349,900 and a Ballston model with three bedrooms, three and a half bathrooms for $365,000.   The average of the two gives us our new average market value for Braemar Courtyard homes of $357,450.  When compared to last report that is nearly a 6% decrease in average market value, and compared to last year it is over an 8% drop in average market value since last year.

If you placed  your Braemar Courtyard home on the market, priced to current conditions, you could April Flowers in Braemarexpect it to take over three months to go under contract.  You could expect a buyer to ask for nearly a 1/2% of the sales price in closing cost help from the seller.

The next Braemar Property Value Report will be out in July and will detail sales from

The prices are not going in a direction that the National statistics indicate.  I have never heard of a courtyard home so thanks for the explanation

 I have not heard of courtyard homes so thanks for the lesson, not trending in the right direction but maybe it will give the opportunity for people to buy before prices go back up!

Tammy:  The thing about Courtyard homes in Braemar is that values are up and down like a yo-yo.  They are such a unique subset of homes that it really depends on buyers in the market.

Susan:  These reports are the reason that 95% of the business I get is in my neighborhood.

Roger:  I imagine that you would like these very much if you were in my neighborhood.  Modern homes in a suburban setting.

Ed:  It's not a home for everyone.  When buyers move to Braemar, typically, they are looking for a yard.  These do not have yards.

Yolanda:  The price spikes with these are when there is nothing else to choose from.
