Estate Sale? Or Garage Sale?

I had the opportunity of meeting with, Will Fuller, the Owner of the Caring Transitions Franchise for San Diego a few years back and really liked what he was doing and how he was going about it.

What with 77 million Baby Boomers currently retiring everyday for about the next 20 or so years I thought what he was doing really filled a significant void; especially in the real estate industry.

This is really a very well organized and thought out business and I've been tracking it for the past several years. There's a lot of scams and rip off artists out there nowadays conjuring up myriad ways of separating us from our prized possessions and wealth.

However, here's a man with a company and the means to help a lot of folks deal with a lot of challenges. I would hope that any/all RE Professionals who find themselves dealing with clients who may need these services to reach out to Will Fuller at Caring Transitions.

Estate Sale or Garage Sale?
By Nan Hayes for Caring Transitions®

One of the challenges consumers face when moving to a smaller space is trying to figure what to do with their downsized possession.  Today there are more options a than ever, including charitable donation, Live auction,  online auction site, tag sales, traditional garage sale and Estate Sale.

For people with a large amount of valuable inventory but not a lot of time, an Estate Sale can be a very positive experience.  Estate Sales are managed by professionals, who, for an administrative fee and/or a percent of total sales, manage everything for you, including a home inventory, heavy lifting, pricing, advertising and marketing, set up, clean up and donations.

Estate Sales tend to have a higher rate of return /higher profit margin than most garage sales. Estate Sale Specialists know the market and will review your property and determine the approximate value of the sale.  No matter what you have to sell, it is always worth calling a specialist, however a low volume sale may not be in your best interest and the specialist may recommend alternate methods or donation in place of sale. Be sure to hire a true estate sale professional who will look out for your best interest and will help you meet your personal objectives.
Estate sales draw collectors and serious shoppers while Garage Sales tend to draw more “bargain hunters.”  We’ve all heard the saying “one man’s trash is another man’s treasure.” And it is true. Therefore, don’t throw things away as you get ready for a specialist to visit your home.  The specialist will sort through all the proposed sale items and will help you decide what should be included in the sale. The specialist will research and establish pricing and create a strategy that optimizes the value of good while helping you sell through as much inventory as possible.
Estate Sale professionals can increase the number of people who will attend the sale and bid on items. An Estate Sale expert will advertise the sale to an established audience of regular shoppers in addition to the broader marketing.  Dynamic ads are placed in the right media outlets and professional signing is strategically placed to draw attendees who are ready to buy.
Estate Sale professionals do all the labor so you don’t have to! A specialist will have employees to price, sort and organize your items into categories. They will handle all the heavy moving, lifting and loading and will also make sure all items are cleaned and polished to look their best. Your merchandise is inventoried and protected by employees during the sale.
Display tables, cloths, racks, equipment and signing are provided. A skilled specialist understands the local buyer’s market and knows how to merchandise each and every item in the sale to optimize the return.   They have display tables, blanket and quilt, jewelry trees, cases, dish displays and more to help create appeal for the buyer.
Estate Sale pros clean up after sale is complete. Once the sale is over, a specialists will remove the unsold items, arrange for donation and “Broom sweep” the area.  Receipts will be reconciled so you receive a full accounting of what was sold and at what price. Some companies perform other services, such as consignment or home staging to put an empty home on the market.  Each company is slightly different, but a true Estate Sale professionals work to serve you and tries to determine what is necessary to help you move forward.

That's valuable information about selling possessions rather than just putting them out on a table on your front lawn!

Thanks for posting a great resource! Do you know what percentage do they take? One of my clients hired a company last month. That company took 40% of the proceeds and even sold potted plants that were not previously discussed.

Lily, Not sure about all the legal stuff or %'s, etc. You'll have to do your own research on that. I just know that it's very timely overall.
