Wouldn't You Love to Buy a Home in East Sacramento Like a Realtor?

When buyer's agents call me to discuss submitting lowball offers for homes in East Sacramento, for example, they often point out facts to me as though I don't have eyeballs in my own head. They will make obvious pronouncements such as, "This home has been on the market for 30 days."  I carry just about every stat for every listing in my head. It's not news to this Realtor. Nor is it news that occasionally a home will take longer to sell than another home. What it doesn't mean, though, is that the home is necessarily overpriced.

Time and time again I work on selling homes that might need work, and you know who often buys those homes? The professionals. Real estate agents. Because they have the experience to see the value. Hi Elizabeth.  Every buyer can make low ball offers all they want.  But, when they become real buyers, they will need to make an offer based on the value of the home.

James Dray I have written a book, actually, but it was about short sales many years ago.

Conrad Allen I don't think they mean to treat you like an imbecile, they just don't know what else to say or they aren't thinking clearly.

Gabe Sanders I hear you -- which I why I wrote about how some buyers look at the things that need fixing, tally up the cost of those things (which is often out of line) and then deduct it from the list price, when it's already been deducted.

I think the mentality of the longer days on market making the home seem overpriced isn't helped by Trulia and Zillow shelving older listings...which means buyers have to go hunting for them with a few more clicks.  And I recently found one of them considers older two weeks.  That's nonsense.

Elizabeth - I like when you wrote, "Market value does not depend on a buyers' future home improvement plans", because that is so true. Also, like you said, most homes that need some work are already priced according to their condition.
