Braemar Property Values:  March-April 2015 (Heritage Series)

The spring real estate market in Braemar has been very busy.  Buyers were out even before we were Yardley Model in Braemardone with the cold and snow.  In this edition of the Braemar Property Value Report, we will look back at the months of March and April and see what happened to values in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There nine sales of Heritage Series homes between March and April.  That's three times more than there were last report.  And more than half of those homes were Yardley models.  Final sold prices ranged from $379,990 to $455,000.  The average of all nine gives us our new average market value for Heritage Series homes of $419,988.  While there was a lot of activity, that average represents a drop of over 4% since last report and a drop of over 2% since last year.

If you placed your Braemar Heritage Series on the market, priced to current conditions, you could expect Yardley Model in Braemarit to be under contract in an average of about two months.  You could also expect a buyer to request an average of about 1.5% of the sales price in closing cost help.
