In April 2015 there were 209 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), another increase, by 23%, from last month. Here’s the breakdown of overall activity.

Sales volume increased again substantially in April, especially for attached home sales. 25% of the April home sales were cash transactions, the same as last month. Average sale prices shifted upwards for attached homes, but declined modestly for detached. Average days on market declined across the board.

 

Oceanfront homes and condos for sale, and Luxury Homes for Sale in Oceanside CA

 

Buyers, on average, negotiated 3 - 5% off asking price but some homes sold for more than the list price. The MEDIAN sale price of detached homes was $470,000 (up 1%), and $285,500 (up 10%) for attached/condos.

 

At the end of April 2015 there were 427 Oceanside homes for sale, a another increase, by 6%, from last month. This represents an inventory of only 2.4 months for detached homes (up from 2.3 months last month) and 2.8 months for attached homes (the same as last month) based on the current rate of sales over the last 6 months – the Oceanside market remains competitive and a strong seller’s market.

In April 307 Oceanside homes came on the market, an increase of 5% from March, another increase. The number of Oceanside homes going pending also increased, by 2%, from last month, with 225 pendings (excluding homes that actually sold in April).

It has been a pretty good market in Oceanside and fairly steady. Prices are creaping up, on average. Nope, it is not a time for buyers to delay, given interest rates and pricing
