I'm Confused. Are You Selling Williamson County? Or Nashville?Many real estate agents in our market work the entire Metro Nashville area. This includes 10 counties and hundreds of square miles. An area much too big for our taste. We have chosen to focus our efforts on Williamson County only, with Franklin being our primary target market. After all, it's where we live, work, eat, shop and worship.

Since we serve a smaller geographic area than most agents, we are constantly browsing the internet to learn about local events, new restaurants, shops and new construction underway. News that extends beyond the data we report from our MLS.

While browsing the internet today, I found a website dedicated to Williamson County real estate. I always want to know what my local competition is doing so I clicked thru to the site.

The header of this website had a photographic slideshow. However, I was a little confused by what I saw. The photos were of the Nashville skyline and various locations around Nashville; all of which are located in Davidson County, not Williamson County. I was disappointed to see not one of the photos displayed was of Williamson County. Even the content was directed to Nashville buyers.

I was confused. Is she selling Williamson County? Or Nashville? Why did this agent use Williamson County in her website domain name, if she wants Nashville business?

Buyers can find every house listed in Middle Tennessee on our website. However, all the content found there is directed to Franklin buyers and sellers. And the photos are all from neighborhoods in Franklin and Brentwood, located in Williamson County. Consumers won't be confused at what they see.

I thought this was a major fail on this agent's part. I don't fault her for working the entire Metro Nashville area. That's a business choice. But why use Williamson County in your name and then not provide what buyers and sellers may actually be looking for?

I think he was just hogging the name. Maybe he was from that county and then moved on who knows? But you are right I would have to grade him a F in this instance.

Sussie - That's possible. If Nashville is his target market, then he should have picked a domain name to reflect that.

Michael Thornton - I think you missed my point. The name of your company is Complete Home Inspections. Let's say I'm a consumer and I've just Googled complete home inspections in Nashville. Let's say your website pops up. Now let's pretend your website only has information about termite inspections, no mention of home inspections at all. I would be confused as a consumer. My first thought would be, why did he name his company Complete Home Inspections if all he did was termite inspections? This agent is missing an opportunity. Her business name has Willamson County real estate in it. If that's how consumers find her, then she should provide them with information about Williamson County real estate. I don't fault her for working the entire area but the mistake agents most commonly make is choosing a domain name that doesn't fit their business model or can't be found in the Google searches. If Nashville is the area she prefers, then she should have included Nashville in her domain name.

BTW, I prefer Williamson County because it's my area of expertise. However, I have a Nashville listing coming on the market. The buyers found me from a Google search for Franklin homes. They chose me to help them buy a home in Franklin and had one to sell in Nashville. I'm helping them with both even though, Nashville isn't my target market. That's how these things work sometimes.

Hi Tammie - It sounds like that agent doesn't really understand keywords or how Google wants them to relate to actual content. You're right - it is a marketing fail, and it will turn consumers off.

Dick - Thank you. I see marketing mistakes like this all the time. As you can see, it's beginning to annoy me. Although, I'm not sure why it should. After all, their fail is my reward.

I work Williamson county and also Davidson county.  I grew up in Davidson county although I live in Brentwood and my office is in Franklin.  I think as an agent I'm concerned about my clients in both counties since most do not know how real estate works.  I posted and ad on facebook about homes for sale in Nashville and I had several past clients from Williamson county contact me and said, "oh no you don't work in Williamson county any more"?  Then I explain that I work both counties! Having two counties that are so close to each other and I know both of them very well it is difficult to market theses areas without getting the clients confused.  I give information about both counties and the cities within them.

Sherry - I'm not being critical of the agent working both markets. I commend agents who are able to do that. I just can't keep up with that many communities.
