Selecting an Agent

You have made the decision to buy or sell a home, but now comes the time to decide who you will select as your Realtor. Following these simple tips will guide you through the process of selecting your agent in the Santa Clara area.

First, review the license for the agent you are considering. When you are reviewing the license, you are looking to see if the agent has had any disciplinary actions, complaints, and what comments are stated about the agent. Reviewing the license provides peace of mind that the agent you are selecting is legitimate and following legal guidelines.

Next, review the current listings the agent has on the market. The majority of people will start their home search online. Conduct a brief internet search of the agent, observe the internet presence for the agent, and view how the agent showcases their current listings. The level of presence on the internet provides insight on how the agent will market your home to sell, or availability of homes to show if you are looking to purchase.

Ask an agent about properties in your area. Realtors should know the area that you are selling your home or planning to buy in. The agent should know basic information of the area without having to stop and look. Prepared agents will research current listings, homes that just sold, and comparable home prices in your area before speaking with you. An agent that knows your location, and understands the current selling conditions of the area is better equipped to accurately help you price your home and locate a home with value.

Review the agent’s current clients and take time to speak with them. If the agent has just performed an open house, speak with the client and ask their opinions about the performance of the agent and the open house. Current clients of the agent have a clear picture of how the agent is currently performing and works to reach your home goals.

Last, do not feel rushed or pressured in deciding on an agent quickly, or the first agent you meet. Take the time to sit down and meet with the agent. Make a list of questions, concerns, or topics to discuss with the agent. Ask the agent to present an overview of how the agent would meet your home needs. Speaking with the agent allows you to decide if the agent overall is a good fit for you and your needs.
