Ed that was an excellent increase in sales, but it would have been nice of the average sale price had been closer to last year.

Ed I love Watertown, as I mentioned to  you before we lived virtually Watertown adjacent on Bunker Hill.... looking at your numbers all you need to do is add one or two zeroes and they would be in my market... Give you an idea an 1100 sq ft home in Westchester would be around $675,000 and in Beverly Hills it would be around $1,3million.... on a side note I agree with George Souto
