Aloha from Princeville Kauai!

It was another glorious week with plenty of sunshine and some great beach days. We also had some rain but that’s just a part of Kauai living, especially on the North Shore.

As for real estate, once again condos were on fire while homes too, moved at a pretty good pace. The target number from last May was 112 sales and as of today, Sunday, we are at 98. Take a look at the past week’s activity below:

New Listings:

One owner Pali Ke Kua 230, listed for $750K, is new this week. The sellers purchased this unit for $80,700 as a leasehold unit in 10/74, converting to fee simple in 5/90 for $16,700. Ahhh…the good old days! Hanalei Bay Villas #7, which was purchased for $557K in 12/02, is newly listed for $835K.

Pua Poa 114 returns to the market with a new price of $1.110M since selling for $870K in 9/12. It was previously listed from 10/13 to 10/14, starting at $1.250M and reducing to $1.199M and again from 12/14 to 3/15, priced at $1.265M and reducing to $1.145M over the life of the listing.

Back on the Market:

Mauna Kai 4B, with a list price of $485K is back on the market after going into escrow on 3/31. The unit sold for $232K as a bank owned property in 11/10.

Contingent:

After 448 market days, Cliffs 3204, with a list price of $330K, now has a buyer. The condo sold for $380K in 1/08. Pali Ke Kua 16 is in escrow priced at $520K. The last sale was for $280K in 2/02.

Emmalani Court 215, priced at $675K fell out of escrow on 5/24 and went right back in on 5/30. The prior sale was $560K in 2/13.

Sales:

Villas on the Prince 16 sold for $683K cash while listed for $710K. The seller bought this townhome for $467,580 in 3/02 from the developer. FINALLY! The very last developer Nihilani unit, 12A, sold for $547,500 cash while listed for $560K. Nihilani 10B which was purchased from the developer in 2/10 for $380K, sold for $597,500 while priced at $610K.

Under Contract:

Kaiulani 65 with a list price of $798K, moved from contingent to under contract. The prior sale was for $730K in 4/13.
Leasehold Pali Ke Kua 1, which is being sold at auction, is now under contract with a list price of $288,900 since selling for $379K in 4/06. This bank owned property was foreclosed on in 1/14.

New Listings:

4050 Kaahumanu Place is newly listed for $1.295M since selling for $298K in 1/04 as land.

Contingent:

4200 Nalani Lane, which sold for $1.1M in 8/14 is now in escrow priced at $1.325M.

4125 Kekuana’oa which is priced at $1.180M found a buyer in only 10 days. The prior sale was for $1.190M in 9/05.

4108 Nalani Lane increased to $879,900 from $859,990 and then went into escrow. The prior sale was for land in 10/07 for $450K.

Sales:

3920 Kaweonui was listed for $775K and sold for $730K after 194 market days. The prior sale was for $355K in 5/90.

4175 Mahina Place, which was listed for $789,900 and sold via on-line auction, closed for $772K cash. The home’s previous sale price was $850K in 2/05.

4882 Akai Place, a successful vacation rental, closed at $1.075M while priced at $1.250M. This home was purchased for $875K in 12/08.

Price Changes:

4066 Aloalii reduced to $1.295M from $1.325M. The last sale was for land in 8/03 for $325K. The home was built in 2004. -And that is your update for this week!

If you’re looking for activities on the Island, there are plenty of places to check for what’s going on. The Garden Island newspaper, which can be accessed online at “thegardenisland” generally has articles on the more obvious events, such as the annual Taste of Kauai scheduled for June 7. They often have local entertainment also, like the band “From the Heart” that was at Trees lounge Saturday.

For activites specific to Princeville, you can always go to the Princevillecommunity.com website and click on Community Center where you’ll find the PHCA Event calendar. If music is your love, go to the “Garden Island Music Kauai” on Facebook and become a member. Several bands played throughout the Island this past weekend as posted on this page. For Islandwide activity, try “Kauai.com/calendar” and check out all the events posted there.

I’ve also found other website by way of Google or by searching around on Facebook. There’s really as much or as little to do here as you wish – if you just take the time to do some digging.
