 Stratford CT Single Family Market Report April 2015

 

Stratford CT Single family home sales in April 2015 continued in positive territory.   Sales were UP 50% as compared to April 2014 sales.


Listing and closed price averages both decreased 2%.  It should be noted that last year's high sale was an outlier at $1,500,000, a waterfront property in Lordship, which brought 2014 averages up by $50K.  So that fact makes 2015 averages looking pretty good!

 

The median was UP 33%. 

 

Days on the market went down 12%.

 
The absorption rate for the month was at 5.96  months, meaning if there was no new inventory, it would take 5.96 months to sell off the active 268  listings, statistically just shy of a balanced market.  Pretty much on par since last month

Moving forward, there are 72 houses under deposit and 70 pending sales (under contract).... good and strong and up a little from last month.

The sweet spot for sales in April 2015 stayed in the $200K-$300K range with 40% of sales with the $100-200K range right behind.     Stratford CT remains a very desirable, affordable town for first time buyers and downsizers.

The absorption TREND, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 6.48  months for the last three months, down a month from last month's results.
