Currently there are two active listings is the Coves Townhouse Community
Both active listings are split level models : 3BR 2.5 baths finished basements above average condition approx 1520 sq of living space
Currently there are three pending sales in the Coves . If you read my blogs you know the rules . If you do not read by blogs I will explain.Why we do not discuss pending sales . They are not public knowledge . There are many things that may go wrong . There could be a title issue a mortgage or appraisal problem . There could be a problem with the home inspection These are just a few The buyer may have just decided not to buy. These are just a few reasons why we do not discuss pending sales . best answer is it is not public knowledge until the deed is signed and keys are exchanged . This is what we call final settlement or SOLD .
There have not been any Settled Sold Sales in the Coves since June of 2014 .It was also a split level model appx 1560 sq ft. with a finish basement $201,500 with a $9500 seller assist to the buyer it was said to be a diamond in the rough so it appears to have needed updating

It is my professional opinion that the Coves still remain to be a desirable townhouse development . The townhouses are spacious and have not lost value . The living space inside is larger then some single family homes . They have a nice yard just big enough to manage and maintain and most are fenced . There in not an association so owners are responsible for the care and maintenance .Some have created lovely gardens .
Square footage range from 1560 sq ft for a 3 BR w/basement - 2204 sq ft without basement
Styles include split level models , straight through , and center hall colonials , with and without basements .
The townhouses in the Coves are located off of Bensalem Boulevard and are close to Rt 13 I95 ,Us #1 ,and the Pa Turnpike . Easy access to Septa trains and buses . For information on Bensalem Schools click here school info
The coves have keep their value and are a desirable townhouse development because of their size and location . At the end of the development there is a play ground and Neshaminy Creek . It is a beautiful setting . The last row of townhouses have water views .
These townhouses are very spacious and are larger then some of the single homes in the area or the same size . This is why these owners do have trouble when looking for a single family home when leaving their townhouse . The age of these townhouses are appox 42 years old . You would be surprised to see how nice the upgrades are in some of these homes . They have off street parking no garages .
