Saugatuck area residential real estate market snapshot, June 1, 2015

Information below is residential data for the four lakeshore real estate subareas in Allegan County:

H20 - Laketown Twp, City of Holland south of 32nd St, Fillmore Twp west of M-40

H23 - Saugatuck Twp, City of Saugatuck, City of Douglas, Manlius Twp west of 58th St

H27 - Ganges Twp, Clyde Twp west of 56th St, City of Fennville south of M-89

S93 - Casco Twp

Median list prices are substantially above median sold prices in all four subareas we track. This will not be a surprise to anyone who has been following these reports in previous months. There was another substantial increase in sales volumes as the summer season gets into gear, from 33 total in Apr 2015 to 42 in May, with all of this increase in H23.  The quantity of available properties again increased 7% from May 1 to June 1.  The median sales price of homes offered for sale increased in H20, H27, and S93 while remaining nearly the same in H23.  H20’s median list price increased again from $314,900 in Apr to $332,000 in Apr, higher than the average of median list prices we have been tracking since Nov.  H20, though it is cooling slightly, remains a hotter market than the other subareas we track with 12 properties of the available 57 selling.  That means that around 21% of the inventory sold there, less than the 26% that sold in Apr.  Comparative numbers for H23 are 19 of 156 (12%), higher than Apr, for H27 6 of 56 (11%) slightly down from Apr, and for S93 5 of 43 (12%), also higher than Apr.

Sold prices were 51% of list in H20 almost identical to Apr’s percentage, 84% in H23 slightly lower than Apr’s 91%, 41% in H27 almost halving Apr’s 86%, and 50% in S93 as opposed to Apr’s 63%.  Smaller subareas, like H27 and S93, do not report as statistically evenly as does our largest, H23. 

I do not track vacant land sales on this analysis, but anecdotally I can report that quality parcels are attracting attention in our area, and some are selling.
