Keeping my buyer and sellers expectations realistic in this ever changing market is a challenge as we all know. Keeping my sellers expectations realistic as far as what they will get for their home based on comps is a challenge because they do not understand "But my home is worth more than that" they say. And I have to tell them yes in a good or even normal market it probably is and after they brew a while and after I go over my CMA with them they normally they settle in and we get busy getting it sold.
My buyers because it being a buyers market want something for nothing and we as agents have to keep they're expectations realistic, yes it is a buyers market but if this is the home you truly like then make the offer at least counter-able. My buyers that I'm working with now most of them have no money to put down so we have to go FHA, Ameri-Dream or any buyers down payment assistance program. The problem here is most of my buyers want something fairly new and if the sellers of the house they are looking to make an offer on have no equity in that home then considering not only will you have to ask for the down payment assistance of 3% and the down payment funding fee of $300.00 in addition you will also have to ask for you purchasers closing costs and pre-paids of around 3% or more so and you end up having to go over the listed price to make it work for the sellers then you have to sweat out the appraisal. I had one couple have to write on 3 homes to make it work, finally we got one to work.
I'm committed to my business and my clients and I truly love what I do. The agents that are willing to change the way they used to do things and are willing to adjust to today's market will reap the benefits down the road. Here in Birmingham we have a lot of Realtors get out of the business, in fact we are down 800 agents that did not renew their licenses.
