Condo Sales
77 condos closed in April 2015 in Cape Coral. This is a 30.5% increase over April 2014.
The lowest sale was $40,500 for a foreclosed unit in Canary Palm. It had two bedrooms with two baths and 900 square feet. Monthly condo fees at the complex are $288 per month. It sold for 98.3% of list price and was on the market for 22 days.
The highest sale was $467,500 for a 2 story unit with a garage in Tarpon Gardens. The listing was a three bedroom/three bath unit with 3,247 square feet, a private elevator and water view. It sold for 96.4% of list price and was on the market for 96 days. Tarpon Gardens is in the Tarpon Point Marina area of southwest Cape Coral.
The median list price was $135,000, median sale price $130,000, and median days on market was 45.

The highest sale was $1,350,000 for a 2 story direct gulf access home in the northwest gated community of West Cape Estates located at the end of Tropicana Parkway. The listing was a five bedroom/four and a half bath home with 5,228 square feet including an elevator on a half-acre site with 304 feet of seawall. It sold for 84.6% of list price and was on the market for 95 days.
The median list price was $189,800, median sale price $185,000, and median days on market was 35.
