WHAT DOES THE SELLER’S MARKET MEAN FOR ME AND WHY IS THIS IMPORTANT?!
According to the supply and demand, we are in a market that favors sellers?
So what does this mean?
Based on the available housing inventory and the rate of sales over the last 6 months, Carlsbad and other nearby communities have, on average, less than 3 months of inventory… the inventory will all be gone in 3 months or less based on the current rate of sales if nothing else comes on the market.
By traditional real estate statistics, this means the market favors sellers.
And it’s been this way for a while. And now that we are well into the “spring market” demand from buyers is increasing. Inventory is going up slowly but demand still outstrips supply.
So what does this mean for you as a seller?
It’s likely, if a home is priced well, in good condition, and in a desirable location, that there could be multiple offers. That will vary with location, your price point, and other factors. There might be offers at asking price, or even above, and a cash offer is not unlikely.
However, it does NOT mean…
That you can list your home and not be concerned about its condition, the need for repairs, or listing at an over-market price.
Buyers are pretty savvy and have access to a lot of market information, plus 88% of them are working with buyer agents who know what is happening in the market.
Despite low inventory, buyers are not going to be wowed by an over-priced home that does not show well. Buyers still want a fair price and good value. And the home has to appraise for any buyers using a loan to purchase.
As with any sale it’s important to not get overly excited about a great offering price and ignore the terms and conditions. You must, as a prudent seller consider all these things to make the best choice about accepting an offer, or choosing the best one from multiple offers.
