I recently had a "little" listing that went under contract in under 24 hours. Lots of buzz on this property because of the location and price point. Homes right around the $100k mark in certain areas create a lot of buzz and traffic.
Naturally, this inspires me to do a little target marketing in this neighborhood and others that are
similar to see if I can capture a few more of these HOT "LITTLE" LISTINGS.
I'm still getting calls from agents and buyers about seeing the home that I have listed because the status won't change for a few days and it sparked a thought.
Buyer's agents are generally busy and they have to be pretty fast acting in this particular niche because the properties sell rather quickly. Those who are unable to get their buyers into a property on the first day often end up with disappointed clients.
If I can work this little niche market, what are some suggestions from around the HOT MARKET UNIVERSE for getting more buyers into these HOT PROPERTIES on the first day?
Open houses advertised to agents a few days in advance of the listing going active that will allow them to pre-register their buyers, if they aren't available to show them in person?
That was the idea that I had this morning...now that I've put it into the blog-o-sphere I feel unsure about it. I hate it when that happens!
I think that I will definitely hold these HOT "LITTLE" LISTINGS open on the first day or two though. It seems like a great way to meet unrepresented buyers who might have otherwise slipped through my fingers.
I have to keep in mind that the majority of the buyers for these properties are owner-occupants, not investors, so bidding wars that go above asking are unlikely.

For those of you who are wondering, the Atlanta market is a very nice comfortable warm market (balanced) with pockets of HOT "LITTLE" (and some not so little) LISTINGS.
