Five Must Do's To Prepare Your House For Sale And Increase It's Value

There are many things you can do to get your house ready for sale.  I am going to list the top 5 that I have learned to make the most difference.  These are in no particular order of importance.

1. If you have your house for sale then you must plan on moving.  Right?  When a buyer walks though your house they want to see what it will look like with their things in it and not yours.

So in preparing to put your house on the market,  rent a storage building, buy some boxes and start packing. If you haven't used it in the last 6 months then there is a good chance you won't use it before you move into your new house. This is called pre-packing and can be a sensitive issue for some people but my experience has proven, less is more.

 



2.  It is a true story that I have gone to show a house and when we got there the buyer would not even get out of the car.  Why?  What we call curb appeal. Here in Amarillo where water is sparse it is hard to keep a lawn all pretty and green unless you have sprinklers.  

Either way make sure there is no debris in the yard.  No kids bikes or swings from the trees.  That might sound silly but adults buy houses not kids.  

Color is critical.  Go to Home Depot and spend $30 on some pretty red hardy plants. If you are missing sod, buy some and fill it in.  Remove any knick knacks around the front of the house unless they add real value in curb appeal.  In order works, un-junk.  The same applies to the back yard.

3.  Make sure that all light switches are working properly.  Be sure that you have no burnt out light bulbs in all lights.  If you have ceiling fans make sure that they are balanced and don't sound like an airplane about to take off.   

Lighting can be an important selling factor.  Make sure yours is top notch.  And if you have light switches that are off the beaten path and a little difficult to find replace them with the lighted ones so us poor Realtors can find the light switches.


 

4.  When we talk about pre-packing most people think about the wife packing up dishes.  Well, guys you have a job too.  Clean out the garage.  You may need to rent a whole new storage building for that  but it is a must.  People want to see if they can park their cars in the garage or not.  

If you have it so jam packed that only a 100 pound woman could open the car door and squeeze out , it is time to clean out. Save one spare set of tools and pack the rest.  I know it is painful but it only temporary until you move into your new house with an even bigger garage.

5.  Staging  is next.  What does that really mean?  It means a placement of items that are appealing to the eye.  Every room must look like what it is meant to be.  For instance, if you have a room that should be a bedroom but you have it full of exercise equipment, your buyers aren't going to see it as a bedroom. Pre-pack the equipment and put a bed in the room.  Your living room furniture may be placed in a way that works well for you but it may not be pleasing to the eye.  Get help with this. There are professional stagers but at the very least invite some friends over to help.  Of course, go look at their houses first.  Blind leading the blind.
