Why Do People Live Here?

The increasing popularity of the Austin area has created a mini-boom in communities like Cedar Park.  In the heart of Cedar Park lies the appropriately named neighborhood, Town Center. And as you might expect, a Main Street runs through it.  The neighborhood sits in the northwest corner of 1431 and 183A, placing it within easy access to major amenities, but most of the homes stay secluded from the hustle and bustle of the surrounding area as they are nested within the neighborhood.  Many of these D.R. Horton homes have a distinct, rear entry garage with alley ways.  Out front you’ll see lots of front porches and street lamps that give it a friendly, home town vibe. 

Nearby, you will find a wealth of amenities and resources that make Town Center a convenient and pleasurable place to call home.  On the outskirts of Town Center you will find the Cedar Park Rec Center,  a state-of-the-art facility that covers 47,500 square feet.  The Town Center retail center, located just outside the neighborhood area includes shops like Costco, BJ’s, In-N-Out, Verts, PDQ, Chipotle, and Lupe Tortilla.  For even more retail options, you can visit 1890 Ranch just down the road and is home to over 80 stores, services, restaurants and entertainment options.  Just behind 1890 Ranch you’ll find the Cedar Park Regional Medical Center that offers emergency care services as well as a host of other medical services in neighboring offices.  If you’re looking for a little more entertainment than the emergency room has to offer, you can hop back across the road and take in a show at the Cedar Park Center, which is Cedar Park’s crown jewel in terms of hosting an event.  The Center covers 31 acres and seats around 8,000 attendees depending on the event, which includes all home games for the Texas Stars hockey team and some of the biggest concerts in Central Texas, just to name a few.  Check out their events page for more shows: http://www.cedarparkcenter.com/events/all

One of the key attractions of Cedar Park is the natural beauty that it provides.  You’ll find an array of outdoor activities to keep you or your family occupied on any given day.  A number of parks are scattered near Town Center, including the massive Southwest Williamson County Regional Park that covers an incredible 800 acres and provides an array of fields, courts, tracks and even includes a splashpad and Railroad rides for the kids.  For the duffers, Crystal Falls Golf Course and Avery Ranch Golf Course are just minutes away.  And if you want to make a quick jaunt to the Hill Country, hop onto 183A and you’re on your way.

Financially, Town Center offers an attractive price point for home buyers.  In 2014, 20 homes sold in the neighborhood at an average price of just over $215k, which works out to around $132 per square foot.  Looking at the last five years, home values have appreciated 21.76% and in the last 10 years  homes have jumped in value by 40.61%.
