Real estate agents understand the value of the service they offer to both buyers and sellers. But buyers and sellers sometimes have a difficult time understanding the value of working with an agent. They think they know all about the home buying and home selling process because they did their "research" on the Internet. But the Internet doesn't tell the whole story.
This lack of understanding became abundantly clear to me this past weekend as I held an open house. An older couple walked into the open house with their son who looked to be in his last 20's. They were looking to purchase a condo for their son. This couple had visited the open house the previous week so I recognized them immediately. After seeing other property in the area they came to take a second look at my listing. I remember that they were in the process of selecting an agent so I asked them, "have you selected an agent?". To which they responded, "Not yet, but we have two in mind".
Let the Questions Begin
They proceeded to look at the property and then begin asking questions. "Will the owner take a lower offer?" To which I responded, "I don't know. If you make an offer I will present it". Their next question was, "We would want someone to come out to check things out before we close, how do we do that?" My response, "Your agent can help you write your offer to reflect that". Their next question was, "How do we know that there isn't mold under the floor?" My response, "Your agent can help you take the necessary precautions when you write your offer". Their next question was, "What do we do if we find that something is not working?" My response, "Your agent can help you take the necessary precautions when you write your offer". They asked several other questions that would require them to have their own representation, but I think you get the idea.
Buyers Need to Understand the Process
It was clear to me that these folks needed to talk with an agent immediately. They didn't understand the process and didn't understand what a real estate agent does and how they could benefit from using one from the very beginning of the home buying process. It was also very clear that these folks didn't understand that there is no such thing as a perfect house and maybe home ownership, or at least this particular listing was not right for them. They thought a burned out light bulb meant the entire fixture needed to be replaced.
Real Estate Agents Have Value
The beauty of working with a real estate agent is that they can help the consumer understand what they should expect when viewing properties, when making an offer, and how the contract will be written to protect their best interests. They can ask their agents as many questions as they need to until they have a complete understanding of the process. It is imperative that they understand, they have someone who represents their best interests and not to try and go it alone.
