If you had to get 3 new good listings by the end of the month, how would you do it?

This is a question I posed to my role play partner this morning.  I would love to hear your ideas but here are mine:

 

First  of course  i would call my database and see if they knew of anyone looking to sell.

Then I would go through the expireds next, seeing who was realistic and ready to sell.

After that I would drop off fliers around homes that were recently listed or sold.

Then.. start calling all the agents not in my area and ask if they knew of anyone moving to my area.

 

So by now I think I would have at least picked up 3 new listings and most likely have said I didn't set the bar high enough. 

 

What are your ideas? What works in your area?

If I had to get 3 new listings by the end of the month,, i porbably would continue to monitor the FSBO market in my neighborhood.  I would drop information, preview their homes, and hopefully start to create a relationship with them.  FSBO's for me tend to be the easiest way to obtain listings.  They have a need to sell and they are looking for help especially if they have been trying to sell their home for awhile.

I think my top three would be in line with yours, but what about adding #4? Contact corporations for incoming relo clients.

I set a goal for myself at the beginning of the year to maintain 40 listings by the end of the year.  I started with 19 listings and I already have 31 listings by mid April.  I have great success mining the expired listings.  I have 31 listings now and just got a call TODAY from someone who received my 'expired listing letter.'  She wants me to list her two houses... and her fiance's father's two homes.  Wow, it was my lucky day! 

After I get a listing I send a "Just Listed" letter to all the surrounding neighbors.  They say to "tell ten" people about your new listing... I say nuts to that... tell all the neighbors! 

When I sell a property in a neighborhood, you're supposed to "tell ten" people about your sale... I say nuts to that too... tell all the neighbors about their new neighbor moving into their neighborhood and welcome the new neighbors with open arms.

There's no luck involved...  I have some superior marketing materials that work well for me.  I'll be glad to send you a copy... but I'd rather send it via direct mail so you can see the materials I send to each expired listing.  It's pretty powerful stuff.

Congratulations on having 31 listings, plus an additional four comings up. Keep up the good work. I think expires and FSBO's are great opportunities.

I work fsbo's and expireds in an area. I am also a farmer - I walk my neighborhood, and it is a good opportunity for face to face contact.

Christina, I pretty much work the FSBO's.  Haven't tried the expired's at all yet, maybe I will!

I am not sure how to pick up listngs, but for Buyers I was thinking about trolling foreclosure sales.  I think that there are a lot of people who are in the market looking for a steal by purchasing through some unconventional method, but are really not savy enough to pull it off and end up not bidding. . .   It might be a way to find Buyers. . .
