The new property listing hits the market, bells and whistles going off loudly.

Much fanfare about the new real estate inventory addition during the honeymoon period. Made the agency office phone ring with inquiries, the email server to hum with a red glow of activity.

The real estate property listing did not get scheduled for a sit down closing.

What went wrong?

It becomes time to stop horsing around, putting a property owner's life on hold.

When you are the second real estate agent or broker to be tapped to head to the mound.

After the call to the bull pen for the warm up to loosen the pitching arm.

The new real estate sign on the front lawn owner has the job of interviewing the seller. Touring the property and study of the deed, plat maps, and taking careful real estate notes. To see what makes this property listing distinctive and for who in the wild blue yonder audience that will be marketed to in the matchmaking.

Usually a combination of things really.

Over priced real estate listings don't sell is one theme song that is heard playing in the background.

Someone has to tell the owner who screams "I'm not going to give it away" that market value rules the day.

Or everything goes upside down from the listing table on the way to the property sale closing.

Often times, just sheer lack of details in the property real estate propaganda is another major loose end.

How could the other end of the real estate signal make a decision on which properties to filter out, which to keep and add to the short list? Where's the beef as the old lady at Wendy's just wanting a big square, juicy, satisfying burger whines? If skimpy, missing important details just are not in the real estate what's it all about presentation of A to Z.

Or assumptions, the wrong ones are made about it because the imagination, hope is a funny thing.

Until showing up at the address and realizing what they expected to find is not what they did in the walk around, kick the tires.

Too many of the same kind and all priced in a tight knot affects the pick me pick me.

"Market value rules the day" ... some first-time-on-the-market sellers really and truly do not grasp this until they have been through the cycle a few times ... no matter how strongly we urge them ....

The number one reason a property doesn't sell is price . . . .  An overpriced listing will limit the number of showing and become a trend leading to no sale.
