We are blitzing through the Spring Real Estate market and our little ones are about to get out of school as we venture into the Summer market! We are seeing shrinking inventory throughout the Harford County Real Estate Market month after month as get into our busiest season. Let's dive into the stats and show you what this means for buyers and sellers. Throughout Harford County the average sales price of a home came in at $261,129 down just under 3% from the same time last year. Along the same note, the median sales price came in exactly the same from May of 2014. A staggering 315 Harford County Homes Sold in the month of May, up 22.6% from last year, and up 27% from just last month!! The real estate market is cooking right now in Harford County.

Buyers are out and looking at homes, with 229 new homes going under contract in Harford County, up 37% from last year and slightly up from last month as this market continues to tick up! With interest rates continuing to hover in the upper 3's and low 4's, buyers are coming up the fence as consumer confidence continues to go up and unemployment lowers. Currently, 1,491 homes are for sale in the Harford County Real Estate market, up 3% from last year. Based on active inventory of homes for sale, and number of homes selling Harford County is currently sitting on a 4.7 month inventory of homes. WHAT DOES THIS MEAN FOR YOU? Great Question, the National Association of Realtors considers a 6 month inventory of homes a "healthy/balanced" market, anything less and we get into a sellers market, anything more and buyers take over the power. We are seeing this now throughout Harford County, with homes priced well that show equally well. We are getting back into a real estate world of escalations clauses and multiple offer situations.
