When considering the pros and cons of the type of roof you might prefer in Oklahoma, it is wise to consider that a wood roof shingle, on the average, will have a useful life of approximately 15 to 25 years, depending on the shingle used. Options include a Number one shingle, which is generally more attractive to the eye and made of cedar, or the shake shingle which is thicker and has a more bulky appearance. Probably the more important issue is that of finding an insurance company that will write a homeowner policy. With the potential of wind and other weather damage, the number of insurance companies willing to write coverage may be limited and will likely only allow partial replacement coverage. The reasoning is that it is unlikely that a roof will be totally destroyed in any given incident. Typically, the steeper the pitch of the roof, the less likely it is that the entire roof will be effected.
Composition shingles are becoming the favored product for Oklahoma roof construction by insurance companies. They have a longer useful life, afford better protection for the homeowner and are easier to maintain. While it is true that many Homeowner Associations have language in their covenants and restrictions agreements that were established when the subdivision was developed, they are finding it most difficult if not impossible to enforce, a fact directly related to the problems sellers and buyers are experiencing as those properties turn over. It is a prudent measure to check early if you are thinking about purchasing a home with a wood shingles.
