The amount of new construction in the area is up drastically this year and vacant land prices were up 32% in April of 2015 when compared to April 2014 (according to Land Title). Why the sharp increase in both price and activity? I believe many are choosing to buy in order to incorporate the latest design elements and technological advancements that they cannot find in existing inventory. That includes advancements in energy efficiency, home automation, and improvements in kitchen and bathroom fixtures and features.
With regard to design, I'm always amazed at how much the trends change. My high end clients are telling me they are most interested in 3 things right now.
1.) Main floor master and living
2.) Primary gathering area
3.) Outdoor living areas
Homes built just 5 years ago don't necessarily offer all 3 of those factors. 5 years ago, my clients were looking for multiple living areas where you could separate the generations. This is still an oft requested feature but today, I'm hearing my clients want a large gathering area where everyone can join together in one area. This means a large living area.
A main floor master and living area has always been in fashion and it's often hard to find in the mountains as the building lots often vary so much in topography that we see multiple living areas and stairs to access them.
I'm also seeing a lot of new homes incorporate heated decks, outdoor fireplaces, outdoor, all season kitchens, and year around living areas. It's true that we receive more than 300 days of sunshine annually so when you own out here, you want to be outdoors. In the depths of winter, a sunny day makes you want to be outdoors and where better than you own home?
