Coconut Grove Kapalua Luxury Condominium Market Update, June 2015
This small enclave of just 36 villas in nine buildings overlooks the beloved white sand crescent beach. There are three ocean view buildings (residences 1-12) and six oceanfront buildings (residences 13-36). Each building is home to four condominium residences, each a different floor plan.
At the time of this post, there are just four condominium residences for sale:
Coconut Grove #9, 3B/3B, an ocean view, ground floor residence, plan 1, recently reduced to $3,750,000
Coconut Grove #15, 3B/3.5B, an oceanfront, ground floor residence, plan 2, listed at $4,650,000
Coconut Grove #16, 3B/3.5B plus den, an oceanfront second floor residence, plan 4, listed at $4,750,000
Coconut Grove #14, 3B/3.5B, an oceanfront second floor residence, plan 3, listed at $5,395,000
Coconut Grove #16
This spectacular residence is perched looking directly over Kapalua Bay--while located directly on the beach, not all of the condominiums at Coconut Grove have a view of the beach itself. Each building has a unique orientation. The popular floor plan, located on the second floor, is one of just six residences at Coconut Grove with a den. This additional space provides flexibility, and can be used as an office, dining room, or media room. Originally offered at $5,395,000 and now reduced to $4,750,000, this represents an exceptional opportunity. Watch the Video of Coconut Grove on Kapalua Bay #16.
Coconut Grove #9
This charming ground floor residence is currently the lowest priced offering at Coconut Grove. The gracious living space opens to an expansive lanai as well as a private, beautifully landscaped tropical courtyard with an outdoor shower. Enjoy ocean views and sunsets from the lovely lanai--I've spent many an evening here relaxing and enjoying it with the owners--it's one of my favorite spots in the resort. The last sale was in May, 2014: Coconut Grove #23, an oceanfront floor plan 1, which was listed at $5,250,000 and closed at $5,000,000. With five sales over $5 million since the property was developed in 2001, many of the current listings are attractively priced for someone looking to be in this desirable low-density oceanfront condominium community.
Short term rentals are not permitted at the Coconut Grove, which ads to its serene feeling. There are private gates that lead to the white sand beach at Kapalua Bay, and there is a lovely tension edge pool with a spa and fitness center.
