HMS Home Warranty Benefits for Sellers

By
Services for Real Estate Pros with Independent Observer

Sellers can use the warranty to cover the mechanical aspect of their home during the listing, and they don't have to pay until closing, even if we pay a claim.  Roof and foundation coverage is available, however we require additional training on how to present this to buyers and sellers.  The property must have a whole-house inspection to qualify for the roof and foundation coverage.

Here is a quick list of HMS Benefits for Sellers:

Warranted Homes Sell Faster and at a Higher Price - Statistics show that warranted homes sell up to 50% faster and are perceived as a safer investment than unwarranted homes. (Source: NWHA, Business Week)

Warranted Homes Reduce the chance of a Delayed Closing - With home warranty protection, the chance for conflict over a malfunctioning system or appliance is minimized.

Protects Against Costly Repairs - Seller coverage can protect against costly home repairs while the home is listed for sale for no extra charge.  The warranty is not paid for until closing.

Warranties Protect Sale Proceeds - A home warranty can reduce the chance that you’ll be asked to reimburse the buyer for the breakdown of a covered item after closing.

It Can Improve Your Home’s Overall Appeal - The warranty positions the listing to sell.  The added value of an HMS Home Warranty will give potential buyers a peace of mind.

There must be more to the issue - warranty companies don't deny claims just because they want to.  They have a solid track record since 1980.  Every now and then there is bound to be a customer not satisfied.  Sorry you had a bad experience.

Let me ask you this...why didn't the home inspetor find the leaky pipes?

Sorry Kevin. I wish there was something I could do. I left HMS five years ago. I hope the issue gets resolved.
