Denver real estate market right now and how to win buyer bids:  The Denver market is super competitive right now. Buyers need to be fast and your real estate agent has to be good.  Many new listings are getting multiple offers so the offers have to be clean and often creative. A smooth transaction is #1 so starting on the right foot is recommended.  Good communication between all parties is paramount. 
    With so many buyers circling the water it is a feeding frenzy when a new home hits the market. Make sure you are through the home within the first coulpe days as most of them are under contract in 7 days or less.  Here are some record setting May market stats for Metro Denver (7 counties): Average sales price surpassed $400,000 for the first time ever. We saw a nice raise in new listings with 6,720 attached and detached units, by the end of the month 75% of them were under contract while 65% of the sold homes were under contract in 7 days or less. Metro Denver is ranked the #1 market in theUSA and a article from realtor.org just said the housing market is set to beat 2006 market. Be ready to look at homes quickly and lose on some bids.  Make sure your realtor is savvy and is writing clean offers, and most important, communicate with the selling agent prior to writing the offer.  Good luck out there!
