Open House season can be a great time for sellers.   I actually love Open House Season.  I can  see all the new listings, the competition, and challenges.  This year seems to be a huge disappoinment.  Now that the market has improved, it seems that too many people who bought those foreclosures or distressed properties are dumping them.  Open House Season can be a great time for sellers, if you do it right.  If you're lazy, and not prepping your home to be move in ready, you're going to lose out on the best offers.  The better offers. 

In the last 48 hours I visited 3 different homes' Open Houses.  They were horribly filthy,  the paint colors looked like something from a carnival, and one look like it had been abandon years ago! (Only it wasn't)

 

I listen to the pitches that the agents give too, and decide right then and there, that they are not agents I will ever work with.  They are merely looking for a commisssion, and could care less about the condition of the property.  Open House Season can be a great time for sellers, and a realtor should point that out!

*      Buyers want move in ready,... so make it that way for them.

*      Declutter your  "stuff" .  That is NOT staging, ..and if a realtor tells you that fire him or her

*      Clean your house.    Especially the kitchent and baths.   Every single  Open House I went to had 

       greasy dirty  kitchen.  No woman wants to clean up a kitchen before  she moves in.

*      Paint the rooms soft neutral colors.   This  week I have seen Neon Orange, pink, purple and  marigold

 

Open House House Season  can be a great time for sellers,...but not  so much for the buyers. Stefan, I visit open houses to determine how the market is trending in my area.  When I see properties that look like foreclosures or distressed isn't doesn't bode well for prices, or the agents.  Staging is a relatively new craft, ..and I have seen HGTV "wanna-bes" who take the money and run.  I truly stress out with each house because I know it is a big purchase for someone, and an expense for sellers if the house does not sell.  Thanks for the comments.

I love open house season! As a perpetual "window checker" , it's always nice to be able to check out the property first hand. And if you've got free cookies, I won't complain either.

Funny you mention cookies.  I think I'm the only stager in Phoenix  that puts up a sign in my staged properties, and a large container next to it, with wrapped cookies for the buyers to nibble on when they are looking around.  It's always a barometer for  me on how much traffic goes through a house!

For the most part, open houses in my area have been move in ready--not all, but most. Agents have stressed the importance of the tips you mentioned.

Karen,.. you're in Chicago, ..and the market there did not suffer as much as the market in Arizona.  I see some of these houses looking like distressed properties, and an agent should hire a cleaning crew, if the house isn't clean.  They are really just putting the properties on the market and selling them "as is".   It doesn't help the prices in a community, it wastes buyers' time, and their agent's.
