3 Upgrades That Will Sell Your Home

The Spring/Summer seasons are when families are looking to sell their home and move into a bigger home OR when families are looking to buy their first home. If you are looking to sell your home this year, make sure that your home is in the best shape possible. That does not mean that you have to fully upgrade, but if your home is dated, this week’s blog will give you 3 ideas that will increase your chances of selling your home, in the least amount of time possible.

  • ·      Start with the Basics – If you know that something needs to be fixed in your home, FIX IT. That could mean a slow drain in the kitchen, or a furnace that does not work. If you know that your roof leaks, you can either get it replaced or be prepared to give the buyer some credit so that they will get it repaired. You want your home to be in as good condition as possible, and if the basics need fixing, it makes it more saleable if those items are completed prior to listing your home.
  • ·      Refresh the Bathroom – Your bathroom should be a place where you can unwind and relax. You will know if it is or if it isn’t. If you don’t feel like your bathroom is an oasis, try to get new lighting, new caulking around the tub and shower, and possibly new faucets. You would be surprised at how brighter these few items will make your bathroom look and feel. You can also look into giving the walls a fresh coat of paint.
  • ·      Landscaping – When buyers drive up to your home, curb appeal will be the factor if they want to see the inside of your home. Make sure that the weeds are pulled from your gardens, the grass is mowed and edged, and the clutter is picked up and put away. You can even plant a few fresh flowers as color never hurts.

If a seller wants to skimp..they will usually get a skimpy offer.  Somehow the agents in this market seem to think that selling a home "as is" is perfectly acceptable.  After viewing 3 open houses in the last 24 hours, I am beginning to believe that the agents have gotten lazy.
