How involved are you in the recommendations you give your customers when it comes to the insurance that they purchase on their investment properties? As you know not all insurance policies are created equally? Price is important but it is not the only thing--sometimes this is hard one to sell to a real estate investor that is looking at the bottom line. The investors who have had these UH-OHs are the ones that value good advice.
For example, we have several real estate investors that we work with on a continuos basis that have had renters that sued them because of a bad step on stairway the was not fixed and eventually caused an injury!! Does the agent you recommended give them a policy that covers this? I hope so! Is our society becoming too letigious? Yes and I hate it as much as everyone else. Is insurance fun to discuss? No, but it is necessary and it will cover your rear end when something bad happens.
What I am getting at is make sure that you know the insurance agent you are working with and make sure that you are 100% positive he/she works with investors on a regular basis and not just promising you and your customers the best price!
