2943 Nashville homes sold in May at an median price of $235,000. That's an increase of 16% over the number of homes sold last May, and an increase in median sales price of 12%.

The inventory level of Nashville homes is down to 9067, 14% lower compared to this time last year, making the absorption rate for Nashville homes only 3 months.

Nashville home buyers need to expect that most good homes get offers the first day on market sometimes with multiple offers. Nashville real estate is in a sellers market.

  • 2942 Nashville homes sold in the month of May compared to 2544 last year, an increase of 16% year over year
  • The median sales price of homes sold was $235,000 compared to $209,900 last year, an increase of 13%
  • inventory of available homes is down 14% to 9067 homes
  • the absorption rate based on May sales and current inventory is 3 months, most experts say a month absorption rate is a balanced market

That's an amazing increase over a market that was already on fire last year. Buyers have to be prepared to battle over the best properties.
