The fact of the matter remains that we're running out of homes. The Jupiter area can't build them quick enough and even though it's not as if construction is slowing all good things take time to grow. The single family home numbers are under half of where they were a year ago and the condominium and townhome market aren't too much further behind. We have about 40 days of homes left as our temperatures creep into the 90's. The steady decline isn't a bad thing, however, if you've been wanting to make your move and don't have your airline reservation or your gas tank isn't filled yet the choices may be limited. Good old supply and demand will make you dig into those pockets a little deeper also. I purposely did not include May's numbers because it's plain to see that Real Estate here is Hot! Hot! Hot!

Ginny, the Buyers here are nearly stumbling over each other to get the prize. I have a rare listing appointment today that'll add at least one more to the tally.

Kathy, that sentiment works great with potential Sellers too. If you believe rates are moving up substantially soon I really want to hear from them also. I recommend a price check every couple of months now!

Alexandra, all those CAPS are making me feel larger than life. The shift is toward the $400,000 and up category, that's where Sellers, Buyers and associates have a smidgen of breathing room.

Nicole, 'tis the season to buy or sell. The convergence of lower supply and rising rates creates a win for whichever side of the field you're playing. I am leaning toward the listing side however, there's plenty of open space there to gain some real yardage.

Hi Kevin.  Well, you and I know that they won't be allowed to build them fast enough in Martin County.  So, unless more people decide to sell, we will have some pretty low inventory for the foreseeable future.

Lou, the upcoming complimentary sale price graph will insure further action on the part of Buyers. Not quite frenzied although it is getting people to notice.
