Market update for Mountain's Edge Las Vegas NV June 2015

With only little more than 4 months of available inventory, Mountain's Edge real estate market is experiencing strong seller's market. Out of 195 homes that are not yet in contract, 177 are traditional sales, 17 are short sales, and there is 1 foreclosure.

In the past 30 days 85 homes were sold and 114 new listings were taken keeping the current market balance.

Average sold price per square foot is $121, with single stories selling for $140-145 per square foot. Escrowed properties do not indicate additional upward pressure on price per square foot.

Properties in Mountain's Edge stay on market for 62 days on average, which is slightly lower then in June of last year, when properties for sale were on market for an average of 72 days.

Average sale price is $282,350 which is 11% higher then 12 months ago despite temporary slowdown in the beginning of the year. Average sale price in June of 2014 stood at $254,200.
