There should be no instructions on how to sell your house when there's less inventory. It should be a no brainer. I have a bad habit of viewing open houses to see how sellers market their homes. There are plenty of them every weekend. I have a feeling based on my research that not all agents advise sellers on how to sell your house when there's less inventory.
1.) Don't expect a buyer to get excited over your dirty kitchen appliances. Women hate messes
2.) Don't expect the lack of cleaning standards in your bathrooms and kitchens to get a top offer
3.) And all those dead plants around your walkways and front door are sure to disappoint
4.) You don't want to paint or go to the expense? Neither do buyers, but they will reward you if you d0
5.) Stage a home because buyers still need to understand how the house flows and functions.
It may sound like common sense, but I have been seeing alot of sellers avoid prepping their homes because they feel when the inventory is low, that they will get multiple offers, so why bother. This is not how to sell your house when there's less inventory because you are making it easier for your competition to get a better offer, and sell faster. They have made the effort.
