So When Can I show Your Listing?

 

My client has a very limited time to view homes for lease.

 

She called and said she had found a home on Houston Area Realtors web site and wanted to know if I could schedule a showing. I told her yes and we agreed on a time. I then called the Showing Service and the operator told me that this home owner only allowed showings on Tuesday, Thursday, and Saturdays until 7:30 p.m.

 

I had to laugh out loud thinking about all the posts I have read on Active Rain on the trials and tribulations on trying to set up a schedule to show a home. The operator thought that I was hysterical and I had to tell him it was just so funny that the owner was making it so hard to see the home. Did they not want to lease it?

 

So I called my client and we settled on Tuesday at 10:00 a.m. Then back to calling the Showing Service to schedule the new time with them. This time the operator (a different one) said they were not allowing any showings on Tuesday until after 4 p.m.! Ugh! Really?? I snickered and the operator apologized and I explained it was okay but too funny. I went ahead and scheduled the showing for 4 p.m. and called my client about the change.

 

So here is the thing, this lease is being handled by a Home Rental Company. They only do online applications and no form of paperwork is allowed. That is fine with me. It makes me wonder if the owners of this home knows how hard it is to get inside to see the home. Later last night I received notification from the Showing Service that the owner has declined our request to view the home on Tuesday.

 

In all fairness to the company I believe the house is currently occupied by another renter. It may be the renter who is causing all the problems. We shall see and this may not have a good ending.

Hi Sussie Sutton , I can see a problem!  Renters don't care if the owner sells or leases a property.  Maybe the renter doesn't want to move.  Thats when they make it difficult.

 William Feela yes... I went to one with another Realtor a while back and they didn't even know that there rental was for sale. They were so upset and the house was a mess. They said they would have cleaned up had someone told them the house was up for sale and that there would be people visiting the home EARLY on Saturday morning.

I always suggest to my sellers get rid of the Tenant first and then we can sell it faster for more money...most of them listen but there are a few hard heads:))Endre

It's very common for tenants to be difficult as they don't want to move or have a bitter taste in their mouth towards the landlord.  it shouldn't be this hard to show a property.

And such a waste of everyone's valuable time. Like Endre Barath, Jr. I highly recommend tenants are moved out before listing and marketing property.

Those company usually make it impossible for the agent to bring a client and on top of it, our commissions are usually super miserable.

Inna Ivchenko the commissions here are half of one months rent. I don't normally like to do leases but I keep getting calls. I am writing about one today. You are right those agents are very hard to work with and never will return a call. I wonder if we can report them to our TREC Board.
