If YOU Price it Right, It will sell!

One of the biggest things that we are faced with still in our area, is the dreams of what was going on in 2004 and  2005.  That day is gone.

What we have to do as a Realtor and as a professional is to educate our buyers as to TODAY'S Market.  We all sold properties in 2005 that we are having to sell for half of what they sold during the HayDAys!

When I have a seller  to call me and say that they bought in 2005 and HAVE to SELL  right a way..I just cringe.

Who knew?  This is a nationwide happening, not a local problem.

We have to be honest with our sellers and give them the facts.  And hopefully we will be able to relieve some of their pain.

There is another issue of an over priced listing and that is if you get an offer, it may not appraise and then the buyer will need to drop out or the seller lowers the price.

William.  I keep telling my sellers this.  If they price too high and the offer comes in...Will it appraise for the figure on the contract.

I am always honest and if the seller is not realistic I sometimes do not take a listing. Everyone has to be realistic, working in several states I must say though, there are areas that are almost back to the 2005-06 range while orthers are still 20-35% under the hight of the market.

The realtor with 12 years of experience, wanted to sell her personal property. She has listed 6 times last 8 years to sell and I was her 2nd listing agent. She was looking for a set price. However, each time there is an offer rec'd she wanted more. 3rd time I wanted her to sign all the disclosures she hesitated.  Since then she still thinks the home is worth more than what the market can support. This is not even a good neighborhood. Car shops, car races, section 8 renters. If she has not learned the first or second time she is unlikely to learn....

I would rather be honest with them now and tell them the price range that it should sell in.  If they are not realistic...I do not want the listing.

Sam...Greed  is definately behind the pricing by the sellers.  WE are the ones that know it will not sell for the price they are asking.  Therefore...I do not take the listing if they do not listing to my 34 years of experience in telling them the truth.
