Why you need a buyer's agent to represent you 

when going to open houses

 

BEWARE!! During an open house if you do not have a real estate agent representing you, the realtor who is hosting the open house is representing the seller. Many people are unaware of the fiduciary duties of a real estate agent and assume that agents who shows them houses represent them. Not necessarily. If you have not signed an agency agreement that designates you as an agent's client, rather than his customer, the agent is acting as a fiduciary agent of the seller. Fiduciary duties are legal obligations to the client, not the customer. As your Buyer Agent my fiduciary duty is to you, the Buyer. This relationship and agreement includes fidelity, honesty, dedication to purpose and acting in your, the Buyer, best interests.
