In most cases if you want to buy in the Cedars area, it is better to search by zip code 75215 due to very limited available of condos or townhomes for sale at any one time in any one building.  However if you are only interested in a particular building, please call Bruce at 214-675-6992 and we can set up a specific search for you to get alerts of units for sale or lease in a specific development.  This is often beneficial for sellers as well to keep track of prices in your building.

FHA approved properties

If you plan to use FHA financing there are three developments in The Cedars which have typically had FHA approval and these are Buzz Lofts on Lamar, The Beat at South Side Station across from the Dallas Police Department headquarters building, and Coombs Bridge Condos off South Ervay Street.  These are always subject to change and you should always check with your lender and the FHA website for current FHA approved buidlings.  Call or text Bruce at 214-675-6992 if you need a referral to an experienced condo and townhome lender, or you need more information on FHA approved properties in other areas.   Lots of lenders will tell you they can lend on certain buildings, but you don't want to get burned and waste money with a lender who is not experienced in the local market and is not highly experienced on how to get loans done on non-warrantable buildings.

We help buyers, sellers, landlords, and tenants with The Cedars area.  Call or text Bruce at 214-675-6992 if you need assistance selling, buying, or renting in The Cedars or Southside area.  Lots of people ask me what this area is called....the area generally south of downtown Dallas bordered by I-30 on the North, Cesar Chavez on the East, Lamar or South Austin Street on the West, and Grand Avenue on the South.  There seems to be no official boundries...but this is the general area.  Some people call in the Cedars, some South Dallas, some Southside and I like to call it SoDa....as in South Dallas.   However please be aware that South Dallas can mean different places to different people....and The Cedars area may not always be the first place people think of when they think of South Dallas.

Take any of the five bridges that cross I-30 from downtown Dallas and you'll arrive in the Cedars.  These are on South Lamar, South Akard, South Ervay, South St. Paul, or South Harwood.  Alternatively and for lots of fun you can take Riverside drive past the famous Fuel City, and if you don't stop for tacos or to see the herd of wild animals, you can turn East on Cadiz and South on Lamar to reach the Cedars area.  You can also reach the Cedars by DART light rail, alighting at the Cedars Station.  

It may be a little rough in appearance, but this neighborhood is really on the rebound with one of the most active neighborhood associations in the city.  In the early 1900s the area was one of the hottest suburbs of Dallas full of Victorian and Queen Anne type homes.  There are still a few of the old homes on Richardson Street and one of Dallas' oldest residential homes at 1609 Durant Street, built in 1884, but for the most part since the 1970s what's left are industrial spaces, vacant lots, and a few buildings turned into artist lofts, workspaces, and residences.  However this may be one of the final frontiers of close in spaces that will also take a turn for the better.   Saavy developers like Jack Matthews, Jim Lake, and Zad Roumaya are investing in the area.   We welcome you to join this hip community of artists, hippstes, bohemians, and people who want to be part of the cutting edge of Dallas.
