A large percentage of Buyers looking to move in 2015 are in need of a home with flexible spaces.
Do you need a home with flexible space and if Yes, How Do you find it?
This is where a knowledgeable REALTOR can really help. You need someone who will take the time to learn what us important to you and your family not only now but for the future. When I started my career in Real Estate in the 80's people stayed in their home on average 5 to 6 years. Since the down turn in 2006 we are seeing people extend that time to 8+ years. Many families have a multigenerational situation at home. This means you have many generations living under one roof and want to prepare for this situation. Maybe you have a young adult who cannot afford to move at the high cost of rentals. Maybe one or both of your parents find their income does not support a separate home at this point. Or maybe your family has decided to live together is the ideal situation to our fast paced lives we live her in the Washington DC area. Whatever your reason you are not alone!
So as you look at homes to move up to or even downsize to you may want to keep this trend in mind.
Ask yourself.....
Do you need two owners suites with full baths?
How about two or three family rooms?
Maybe you need a home with a second kitchen and can't seem to find one. There is a reason for that some county's do not allow them. So unless it was grandfathered in you may be out of luck.
What about extra garage parking?
Or maybe it is just the layout of the space you require owners suite in one area and guest rooms on the other side of the home
Maybe Grandma would love to live with you but she wants her own space but you cannot see her below ground in the basement..She deserves better so what are your options?
Depending on your budget and where you want to live we can typically find what you are looking for. Sadly it is not as easy for you to find on the consumer friendly websites.
As your agent, I will ask you to tell me what other features you may need or want in your next home. I find many of y 40 Something Buyers are who are not downsizing as much as they are just looking a better function in the home compared to the center hall colonial we are accustom to here in Virginia. They have a need for dual owners suites and since they are moving they want the bells and whistles of today's home but do not need the large Square footage of late 90's McMansions.
My job as your REALTOR will be to search the local market for homes that will meet you needs and budget. I will visit the local builders to find floor plans that may be adaptable, I will contact my peers to see if they have seen or know of a home like this coming on the market. I may have to say humor me and look at this area over here where I can find what you are looking for.
A couple last year come to mind they lived in a lovely planned community near Manassas for 20 years and when they decided to move they had their sights set on Haymarket area but ended up in Dumfries. We found the perfect home with everything on their wish list and they could not be happier with their choice. They say today they would have never found their home without my help. It just did not exist in the area they were looking. They looked for over a year on their own and I found it in just a few weeks.
