There were 12 unit sales in May. This is down 33.3% from 18 in May of 2014. This is the highest unit sales have been since 16 in December, 2014. Sales/list price ratio in May moved down to 96.6% from 97.6% in April. 

Median price in May was $994,500. This is down 10.0% from $1,105,000 in May of 2014. 3-month median price of $990,000 in May was down slightly from $1,043,000 in April and down a little from $1,140,000 in May of 2014. Price per square foot in May was $500. This is down from $574 in April but up from $472 in May of 2014. 

Inventory of 104 in May was up 4.0% from 100 in April but down 5.5% from 110 in May of 2014. New listings of 36 in May were up substantially from 26 in April but down slightly from 41 in May of 2014. Months of supply of 7.5 in May was up a little from 7 in April but down modestly from 8.4 in May of 2014. On a year-over-year basis, months of supply has been rising for 5 months. This is the highest months of supply has been since June, 2014. 

Days on market of 74 in May was way down from 115 in April but up a little from 67 in May of 2014. This is the lowest days on market has been since October, 2014.
