Does the End of the School Year Result in Fewer Showings?

Every year as schools near their closing dates for the summer break, our real estate market here in Montgomery County, Texas typically experiences a decrease in the number of showings.  This can be very frustrating for Seller's who are anxious to get their home sold.  However, it shouldn't surprise any of us as it seems to be a trend from year to year.

 

Some of the reasons why the end of the school year results in fewer showings are:

 

  • Tons of end of year activities at all grade levels.  Parties, graduations, award banquets, Senior Night, End of Year Programs and more!
  • As soon as school lets out in our area, many families are already packing up to take that first family trip.
  • We also see many camps being held in the early part of June so this too keeps families very busy.

 

This year coupled with the end of school activities, the amount of bad weather, rain and tropical storm Bill have added to our decline in showings.  In speaking with other agents in our area, all are seeing a drop in activity.  Frustrating yes but certainly not an indicator that our market is going down hill.

 

As we near the end of June and head into July, after the July 4th weekend things typically pick up greatly!  Folks are back in town, things have settled down and now the rubber meets the road for those families that need to be in a house before the next school year begins.  Get ready as we should begin to see the real estate activity increase greatly!

 

Montgomery County, Texas is still a very strong real estate market:

 

  • There are new jobs being created daily here as new companies continue to move to our area.
  • We still have one of the best valued real estate markets in the country.  What you can buy here compared to other states is wonderful.
  • Our schools continue to be some of the top schools in the state.
  • Things to do!  Montgomery County is loaded with great shopping, restaurants, Lake Conroe, the Sam Houston National Forest and more!
  • Location:  We are just north of Houston, close to George Bush International Airport and have a major Interstate that runs right through the middle of our county.

 

So hang in there if your showings have been fewer than you would have liked!  It will pick up and then you will be wishing for the lazy days of June!  Perhaps you have been able to get some of those summer projects completed!

Paula McDonald there are always trends in this business. And the summer break is no different. School's Out and as you mentioned many things plays a part on showings and sales. Just hang in there, all buyers are not on vacation. Have a great day.

Yes, my sellers are extremely anxious right now!   Add to that record temperatures over 114 degrees and it's hard to get bodies in and out of cars!  We keep working though when the other agents give up and our business is steady.   :)

Paula, I think we have a similar pattern here.  Vacation time and too many activities for the locals.  Our best home is the out of state relocation buyers.
