I remember years ago when the sex offender lists were not available on line. We had a potential buyer who had made some remarks that we thought were a tad on the scary side, so tried to find out if he was a child predator.

We learned from our local Sheriff's Department that we could get the list - it would cost $5 and they would inform the people on the list that we had purchased it. 

Several years later, when the list WAS available on line, I checked it every few months. One day I had just been looking at the website when I went to the grocery store. I walked in to see one of those people standing in front of the doors visiting with someone!

I recall thinking that if I had been him, I would have changed my hairstyle, shaved the moustache, or something. 

Later, after I had let my license go away, a past client called to tell me she had come "that close" to buying a home next door to a pedophile. Her closing was delayed because the seller became ill, and one day she was just fooling around online and decided to look at the list. Since she had a cute 8 year old daughter, she used the delay as a reason to back out of the purchase.

Every agent should give his or her buyers a link to one of the sex offender websites.
