Is this REALLY about Two Agents Trying to Upstage Each Other?

By
Real Estate Agent with Bill Cherry, Realtor 0124242

I often wonder how much of the negotiating jazz that another agent is giving me has even been discussed with their client.

Where do they learn that behavior?  Is it from those TV reality shows where the agents are dancing with zillion dollar apartment listings in Manhattan?

Well if it is, that stuff is invented for the drama of the show.

Our job is to facilitate what our clients want to happen.  That's it.  It ain't anything else.

It's been awhile, but in the past I have refused to work with an agent who is mimicking the TV agents with me. I'm not going to have someone put me through a bunch of misery that is for his own ego.

You know, there's no law, rule or ethics regulation that says that I must co-op with another agent.

So I just don't do it if I don't want to.

If their client wants to see my listing, I'll take them through it and, if they like it enough to buy it, I'll close the sale.  I will charge them 3% and they can pay the agent they liked so well, 3%.

I don't play games either...Legit counters I understand as I do them also, but some of them are just plain stupid and have not basis for the deal;

I'm all for traditional back and forth negotiations but I will have my clients or my time wasted by another agent padding their ego.

Bill - There certainly have been several instances where I have felt that the requests I receive are coming from the actual agent and not the actual buyer or seller. Sometimes agents take it upon themselves to do what they think their clients wants, but oftentimes they are completely wrong.

I did a blog post recently about whether some agents understand the difference between what is really in the clients best interest and what their ego is telling them to do, http://linkd.in/1HpNLDu  We all have to remember not to take offers and other deal stuff personally.  Everyone is trying to feel like they have won in a negotiation and we are there to supply facts, accurate data, and our professional opinion, that's it.

Once given a clear idea as to what my seller wants I don't waste their time as long I feel it's legit to achieve. Let the games begin. Nothing is taken personal

Lucky to live where we list what we sell. 95% of our sales are less layers of players. So easy and no drama or second guessing, jumping to conclusions. Build a healthy inventory, sell it and keep the change. Get the whole nine yards. Doing the A to Z.
