Croton-on-Hudson Single Family Home Sales Down 5/2015

There were 3 unit sales in May. This is down 57.1% from 7 in May of 2014. This is the lowest unit sales have been since 1 in May, 2011. Sales/list price ratio in May moved up to 98.2% from 95.9% in April. 

Median price in May was $562,500. This is up 27.8% from $440,000 in May of 2014. This is the highest median price has been since November, 2014. 3-month median price of $548,000 in May was up just slightly from $543,500 in April and up marginally from $527,500 in May of 2014. 

Inventory of 68 in May was up 15.3% from 59 in April but down 2.9% from 70 in May of 2014. New listings of 27 in May were very slightly up from 26 in April and up modestly from 25 in May of 2014. Months of supply of 7.4 in May was up slightly from 6.2 in April but down considerably from 10.2 in May of 2014. This is the highest months of supply has been since October, 2014. 

Days on market of 107 in May was up substantially from 80 in April and up slightly from 95 in May of 2014.
