Stratford CT Single family home sales in May 2015 continued on the rise.   Sales were UP 5% as compared to May 2014 sales.


Listing and closed price averages both INCREASED 2%.   The median was UP 4
%. 

 

Days on the market went down 13%.

 
The absorption rate for the month was at 6.76  months, meaning if there was no new inventory, it would take 6.76 months to sell off the active 311   listings, statistically in a buyer's market.

The sweet spot for sales in May 2015 stayed in the $200K-$300K range with 41% of sales with the $100-200K range right behind.  Almost identical to last month's results.    Stratford CT remains a very desirable, affordable town for first time buyers and downsizers.

The absorption TREND, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 6.86  months for the last three months.
