A Soap Opera Is Underway, and I'm a Main Character.

I am having the most interesting experience.  I am representing the buyer and an agent with another company is representing the seller.


She has begun copying my client with all of her diatribes, and now they are apparently exchanging emails and making decisions.


Today we are scheduled to close, and I believe it will happen.


However, it seems to me that the seller's agent has been in serious violation of ethics.  Whether that's true or not, I doubt that I will challenge her in a Professional Standards Hearing.  I just want the thing behind me.

As most of you know who have read my posts over the years, I've been in the real estate business for just shy of fifty years.  I can truthfully say that I have never experienced anything like this.


From now on, when I believe I am getting ready to be in a co-op with another agent, I am going to request a written agreement from the agent that the agent will not communicate in anyway way with my client, including copying emails addressed to someone else.  I will give that agent the same assurance regarding his client.


Maybe I'm just over reacting.


Just so weird.

No, Bill Cherry, you are not over reacting, but welcome to 2015 and the Millenials. This is how they "think." so I guess we either need to get used to it OR file a complaint with the board so that they will learn.

Morning Bill.... it is easy to get in these situations with the email contacts process, etc.   Regardless, it is still out of respect for the "agency relationships" or contractual relationships to NOT perform in that manner.  But, you are taking the high road, and when all is closed, then a quick conversation with the other agent may be warranted.

Raul, I for sure don't know.  But I'm tired of having to swim through it.  One thing is for sure:  Realtor associations have made no effort whatsoever to encourage members to challenge those who break ethics, and then to seriously fine those who are guilty, and/or revolk their membership.

I, at one time, chaired for a number of years what was called back then the Professional Standards Committee.  We were very active in dishing out fines, etc., for bad behavior.  It went a long way toward keeping ethics violators at bay. Now, no one seems to want to be bothered.

Interesting dilemma, BILL CHERRY ... and I like the suggestion that you have a conversation with this agent AFTER your successful Closing.  Addresses the issue, but doesn't include any chance of stalling a conclusion with the actual transaction ... good luck!
