The 2nd Quarter 2015 Canton MA Home Sales Report has some good news for Buyers.  Prices have come down a little.  So have total sales.  Here's your home sales breakdown.

Total Homes Sold in Canton MA During the 2nd Quarter of the Year - 2011 to 2015

A total of 57 Canton MA homes were sold between April 1, 2015 and June 30, 2015, according to the MLS Property Information Network.   That is just 3.4% less than the total sold in the 2nd quarter of last year.  This was also a 111% uptick from the 1st quarter of this year.  That goes to show just how brutal winter was for Canton MA home sales.

Average Sale Price of a Canton MA Home Sold During the 2nd Quarter of the Year - 2011 to 2015

The 2nd Quarter 2015 Canton MA Home Sales Report also showed that prices decreased slightly.  The average sale price for a Canton MA home was $531,360.  This was a 4.3% reduction from the same time last year.  One industrious Buyer purchased a 3 bed/2 bath, 1304 square foot Colonial in need of a little TLC for $199,000.  That was $900 under the list price.  Another Buyer procured a 7 bed/6 bath, 6050 square foot Laurel Hill Estate on 4.78 acres for $1,250,000.  While that is a pretty penny, it was also almost $150,000 under the list price.

Happy News for Buyers

Canton MA Buyers will be happy to note that prices have come down.  The list price to sale price ratio has stayed exactly the same from last year, too (98%).  Interest rates have begun to inch their way up.  However, they are still at extremely low levels.  It would be wise to take advantage of them while they are still around 4% to 4.25%.  While the average sale price is lower than 2014, it has crept up 3.4% from the 1st quarter of this year.  Learn more about how the 2nd Quarter Canton MA Home Sales Report effects you.  Contact your Canton MA Buyer Broker today.
